Choose materials for the way a space will be used
The best-looking sample is not always the most practical choice. A material should suit its location, exposure, cleaning routine, and expected use.
Start with the conditions
Identify whether the surface will face moisture, direct sunlight, heavy foot traffic, temperature changes, or frequent cleaning. Ask the supplier and project professionals to confirm suitability for the proposed application. A product used successfully in one room may not be appropriate in another.
Compare more than initial cost
| Factor | What to compare |
|---|---|
| Care | Recommended cleaning methods, sealing, coatings, and inspection needs. |
| Repair | Whether a damaged section can be repaired or replaced locally. |
| Availability | Lead times, batch variation, replacement stock, and compatible accessories. |
| Installation | Substrate requirements and the manufacturer’s application instructions. |
| Use | Suitability for the intended exposure and accessibility requirements. |
Flooring and frequently used surfaces
Consider traffic, cleaning, moisture, and comfort together. Samples help compare texture and appearance under the intended lighting, but performance information should come from the manufacturer and relevant specialists. Discuss thresholds and transitions so materials work as part of the whole space.
Wet areas and exterior finishes
The finished surface is only one part of the assembly. Drainage, waterproofing, substrate preparation, movement, and installation details also matter. Ask the responsible designer or installer to explain the complete system rather than choosing solely by the visible finish.
Plan maintenance before handover
Request a care record with product names, suppliers, cleaning instructions, and any recommended inspections. Keep spare components where appropriate and record colours or batch details that may be useful for future repairs. Avoid cleaning products that conflict with the manufacturer’s guidance.
Questions to ask when selecting a product
- Is it suitable for this location and use?
- What does the warranty cover, if one is provided?
- What preparation and installation conditions are required?
- How can a damaged section be repaired?
- What ongoing care will the occupants need to arrange?
For an existing building, work through the renovation checklist before committing to replacement finishes.
