A renovation checklist that starts with the existing building
Renovation is shaped by what is already there. A clear record of existing conditions helps the project team identify risks before finishes are selected or work is scheduled.
Before design is finalised
- Confirm measurements and the available drawings.
- Record visible damp, cracks, worn finishes, and previous alterations for professional assessment.
- Identify utilities and services that could affect the work.
- Discuss whether specialist surveys or testing are needed.
- Confirm local requirements for the proposed changes.
Do not assume that a wall can be removed or that a service can be relocated based on appearance alone. Appropriate specialists should determine the implications for the building and the required sequence.
If the building will remain occupied
Agree which rooms and access routes remain available. Record arrangements for dust separation, noise, cleaning, security, and deliveries. Plan interruptions to water, electricity, and other essential services in advance. The project team should confirm whether the intended occupation is compatible with safe work.
Before work begins
- Agree the scope, current drawings, and approved material selections.
- Identify items to retain, protect, remove, or relocate.
- Record responsibility for waste removal and protection of surrounding areas.
- Agree how questions and unexpected conditions will be reported.
- Confirm who is authorised to approve changes.
During construction
Use a regular record of progress, decisions, and changes. Review concealed work at the appropriate stage through the responsible professionals rather than waiting until the finish is complete. If an unexpected condition appears, pause the affected decision and obtain the relevant assessment before proceeding.
At handover
Walk through the completed scope with the appointed team and record any outstanding items. Collect operating instructions, product details, inspection information where applicable, and maintenance guidance. Confirm the process for follow-up items and retain the final documents for future repairs or alterations.
Use the materials and maintenance guide to think about replacement parts, cleaning routines, and care instructions before selections are finalised.
